Here you will find a comprehensive list of the documents you may need to provide.

We've broken it down to different "Employment/Income", "Other Stuff", and "Proof of Down Payment" in order to remove some of the confusion.  

Be sure to take a quick peek at the "Other Stuff" just in case...especially if you have been Divorced or Separated, have experienced a Financial Insolvency, or if you already Own Other Properties.

Employment/Income: 

1.  Permanent Full Time Salaried/Hourly Wage:

  1. Signed and Dated Letter of Employment (Click to Download Template)
  2. 2 Most Recent Pay Stubs
  3. If using any Bonus or Over Time Income – then 2 most recent years of Income Tax Documents* will be required.

2.  Temporary or Part Time Salaried/Hourly Wage:

  1. Signed and Dated Letter of Employment (Click to Download Template)
  2. 2 Most Recent Pay Stubs
  3. 2 most recent years of Income Tax Documents*

3.  Contract or Commission Based:

  1. Signed and Dated Letter of Employment (Click to Download Template)
  2. 2 Most Recent Pay Stubs
  3. 2 most recent years of Income Tax Documents*

4.  Self Employed:

  1. 2 most recent years of Income Tax Documents*
  2. 2 years Proof of Self Employment (Business License, GST Returns, Incorporation Docs, etc.)
Other Stuff:

1.  If you currently own other property (not including farm land):

  1. Current Mortgage and Property Tax Statement

2.  If you have been Bankrupt or completed a Consumer Proposal or Credit Counseling:

  1. Complete Insolvency Docs including Discharge Notice.

3.  If you have been Separated or Divorced:

  1. Completed Separation or Divorce Agreement.
  2. Proof of Court Ordered Child Support or Spousal Support by way of 6 Months of Bank Deposits

 

Proof of Down Payment:

1.  If from own Personal Resources:

  1. Most recent 90 days of Bank/Investment Statements showing accumulation of funds from Non-Borrowed Sources.

2.  If from Gift:

  1. Must be from BLOOD Relative or Court Appointed Caregiver
  2. Completed Gift Letter (Click to Download Template)
  3. Proof of Deposited Funds in to Personal Bank Account of Purchaser

3.  If from Borrowed Source (i.e. Personal Loan or Line of Credit):

  1. Loan or Line of Credit Documents from Financial Institution where was obtained that clearly reflects the amount approved for and repayment terms.
  2. Bank Statement showing funds deposited in to Personal Bank Account of Purchaser


    ---Bank and Investment Statements must clearly display NAME and ACCOUNT NUMBER of applicant in order to prove account ownership!  For all we know...they could be your neighbours statements!---

 

*Tax Documents must include T1 General, T4 or T5 statements, and Notice of Assessment showing either amount of Refund or amount Owing to CRA.  Any outstanding balances owing must be paid prior to obtaining a new mortgage.
